Building Committee

Over the past five decades, Trout Valley Building Committee addresses any building or landscaping changes to property in Trout Valley and functions under guidelines and deed restrictions policies on authority of the Trout Valley Board of Directors.
Deed Restrictions

Committee Formation & Members

Formation:
  1. Board of Directors appoints Director Coordinator for the Building Committee for the next 12 months.
  2. Director then selects, solicits, or seeks a Chairman of the Building Committee for the current year.
  3. The Chairman then forms the Building Committee utilizing the following guidelines:
    1. Member of Trout Valley Association (resident) for one year or more.
    2. Members should be from various areas within Trout Valley.
    3. Committee is comprised of 7 or more voting members (must be an odd number, 7, 9, or 11).
    4. Director Coordinator does not vote, except to break a tie.  That vote must represent the Trout Valley Board’s vote.
  4. Building committee authority comes from the Trout Valley Board.
  5. New members for the Building Committee are nominated, suggested and approved by the current members and then contacted to determine if they will serve.
  6. Generally, the members of the previous year’s committee are willing to continue for the new year.
  7. Property owner’s right of appeal is to the Trout Valley Board of Directors.
  8. Matters of variation (variances) of set back lines, other building problems, bonds, plan processing fee and deed restriction items must be referred to the Trout Valley Board for authority and final disposition.  Therefore, it is also critical that matters pertaining to the function of the Building Committee be directed to the Committee to process and advise the Trout Valley Board.  If the Trout Valley Board receives a request for approval of a Building Committee matter, approves it or disapproves, then the owner’s right of appeal is lost and the Trout Valley Board does not waive the advice of the Building Committee.  Conversely, the Trout Valley Board approving a Building Committee submittal should not then route it to the Building Committee for approval.
